We are looking for a Director of Americas Workplace Operations, based in Santa Clara, CA. This role reports to the Senior Director of Americas Places. The position will manage a regional team responsible for all aspects of workplace operations, services and facilities management for over 24 leased and owned properties throughout the US, Canada & Latin America, including our 1M SF Global Headquarters in Santa Clara, CA.This role is critical to driving our business, culture and sustainability goals across our Americas offices.   • Provide leadership to the Americas Workplace Operations Team supporting sustainability, repairs & maintenance, reception, mailroom, janitorial, and moves/adds/changes within the offices and labs
  • Initiate and maintain vendor relationships including energy, utilities, repairs & maintenance (HVAC, plumbing, electrical, etc), janitorial, movers, furniture, pest control, plants, appliances, shipping, and catering
  • Manage existing vendor contracts and ensure SLAs are being met, including hosting QBRs - Team with Procurement on new vendor agreements (RFP/bidding), or issues with existing agreements
  • Engage proactively in Corporate Social Responsibility; drive our Places Sustainability Strategy and sustainable building standards to deliver spaces that enhance our occupants' health and reduce our carbon footprint to achieve Palo Alto Networks target of net zero by 2030
  • Develop a diverse and well-trained regional team and encourage professional growth and development
  • Onboard new vendors, establish POs, and be the point person for payment and invoicing issues, including our new regional IFM service partner
  • Establish and maintain a strong working relationship with Landlord/Property Management teams and Tenants for 3 PANW owned properties
  • Ensure all service requests through PANW's internal ticketing system are being responded to in a timely manner and appropriately, per established SLAs, ensuring top customer service levels
  • Work with the wider Places team, comprising Real Estate, Workplace Strategy and Workplace Experience on new workplace initiatives
  • Maintain financial responsibility for the development and management of the operations budget for all sites and monthly accrual and forecast reports - Review and approve all department expense reports, PO requests, and invoice approvals
  • Collaborate with Real Estate, Workplace Strategy team members, and business unit contacts on headcount projections - Coordinate the management of moves/adds/changes (MACs) or restacks as required

      • Bachelor degree or equivalent
      • Minimum 12 years of professional experience in real estate/facilities/property management, with at least 6 years in a management capacity, preferably in a mid-large scale enterprise - Experience leading diverse and remote staff is desired
      • Experience in developing and implementing an Energy/Sustainability strategy is preferred
      • Strong financial reporting and budgeting background and understanding of leases, vendor service agreements, design, planning, construction, and maintenance of equipment, buildings, and other facilities
      • Familiarity with Google Workspace, Slack and Zoom applications and a working knowledge of IWMS, CAD and other relevant workplace operations applications
      • Familiarity with KPIs, OKRs, SLAs and measuring metrics helpful
      • Flexibility with regard to job responsibilities
      • Willingness to function as after-hours contact for facility emergencies and be accessible via phone
