Job Summary GK Management Co., based in Culver City, CA is looking for a Regional Property Manager with a minimum of 5 years hands on experience in the field to be responsible for the operations of a multi-family portfolio in the Greater San Jose Area. This highly important position will be responsible for the operations of multiple properties, projects, and staff. The Regional Property Manager must be able to handle and prioritize duties including but are not limited to hiring, training, and managing all site staff, and the physical condition of their properties. The candidate should also demonstrate a well-rounded mix of general administrative abilities, landlord/tenant law and solid property management knowledge. Provide overall direction and supervision of day-to-day residential property management and have full knowledge and oversight responsibility for management of the properties within the geographic region.
Provide regular updates to the executive team and partners.
Manage and recommend Capital Projects based upon the needs of the property.
Provide guidance to the multi-family on site managers and leasing associates for the residential leasing activities, including developing marketing plans for the specific needs of each community.
Monitors and recommends pricing and concessions with an understanding of the market for the geographic region.
Ensure that all property management offices are always staffed appropriately and involved in the hiring of all onsite positions.
Assign tasks to on-site residential property managers to ensure completion of supporting property administration.
Respond to resident complaints and concerns in a timely fashion.
Always represents the company in a professional manner.
Monitors resident retention efforts
Provides support to the on-site staff including training, employee development, coaching, counseling, goal setting and annual performance reviews.
Prepare annual budgets.
Monthly financial variance reporting
Weekly reporting on delinquency, occupancy, and leasing efforts
Routinely completes property inspections.
Reviews and approves on site expenses to ensure that the budget and financial goals are being met. Other Responsibilities Performs other duties as assigned. Knowledge, Skills and Abilities Excellent interpersonal relations
Excellent communication skills both written and oral
Proven ability to successfully manage multiple residential assets equal to or greater than the unit count for this position.
Ability to work independently while prioritizing and managing time effectively.
Ability to develop strategic solutions.
Proficient in use of computers and Microsoft Suite applications
Basic understanding of building maintenance and mechanical functions
Property software experience (OneSite, Lead2Lease, Ops Technology, Yieldstar)
Strong attention to detail
Knowledgeable on Fair Housing and Landlord Tenant laws. Minimum Qualifications Required 5+ years' experience with a portfolio of 10+ properties and 1500+ units
Bachelor's degree, preferably in business and or equivalent work experience Certifications (preferred) ARM
CPM
CAM Materials and Equipment This role routinely uses standard office equipment such as laptop computers, smart phones, photocopiers, filing cabinets and other presentation materials. Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand, walk, use hands to finger, handle or feel, and reach with hands and arms. Working Conditions Work is usually performed in a normal office environment where there are little or no physical discomforts associated with changes in weather or discomforts associated with noise, dust, dirt, and the like, but may be performed periodically in disaster services areas and camp settings. Significant travel throughout assigned region required.
