Full-time Pay Rate: $75,000.00 to 105,000.00 Annual JOB SUMMARY:
The Project Manager oversees a broad range of maintenance and
property management activities within The Villages Golf and Country
Club. This role involves a comprehensive understanding of
facilities maintenance, project management, budgeting, and
adherence to governing documents. The Project Manager plays a
crucial role in ensuring the community's facilities, appearance,
concerns, and safety standards are met. This position adheres to
The Villages' guiding principles and core values by promoting a
respectful, safe, and well-maintained community environment.
FUNCTIONS, RESPONSIBILITIES AND DUTIES:
- Oversee in-house, contractor and agency maintenance on
Association and Club buildings, grounds, streets, pools,
infrastructure, other property, and equipment, in accordance with
applicable policies, rules, procedures, contracts and regulatory
requirements
- Develop scope of work for repair/replacement projects
- Lead and supervise a range of maintenance projects, from
planning to execution.
- Perform periodic property and equipment inspections and
document findings to determine current and long-term maintenance
and repair needs advanced maintenance tasks on various building
facilities, equipment, and systems.
- Operate and maintain specialized maintenance tools and
equipment.
- Develop and manage maintenance plans, strategies, and
budgets.
- Perform hands-on minor maintenance when practical and
expedient.
- Coordinate with all other Villages departments and functions to
ensure continuity of direction for maintenance activities.
- Maintain database records of all planned and accomplished
maintenance and repair work, including budgets, expenditures, work
and expenditure commitments and percentage completion.
- Work with department management on budget development and
management, including annual Operating and Replacement Reserve
updates.
- Evaluate and provide comments to resident Architectural
Committee (AC) applications for practical application and
compliance with all applicable regulations. Inspect the progress of
AC approved property alterations to ensure compliance with the
approved plan. Conduct final acceptance inspection.
- Maintain current knowledge of governing document provisions
relating to architectural control.
- Conduct general visual inspections of condominium properties to
identify the presence of unauthorized alterations.
- Conduct common area property examination at villa properties
prior to sale and distribute the examination report.
- Maintain cleanliness and organization in work areas to
facilitate efficient operations.
- Enforce safety guidelines and practices to create a secure
working environment.
- Collaborate with the Director of Maintenance & Operations on
departmental initiatives.
- Employee may be required to perform any other tasks as
necessary
- Provide training and mentorship to junior team members.
- Participate in training and skill development opportunities to
enhance expertise.QUALIFICATIONS:
- Minimum of 4 years of experience in facilities maintenance or
related fields, along with formal training.
- Demonstrated leadership skills and the ability to manage
complex maintenance projects.
- Proficiency in construction techniques, materials, and
interpreting architectural plans.
- A strong customer service orientation, cost management, and
computer literacy are required. The ability to clearly communicate
with and work closely and harmoniously with customers, contractors,
suppliers, and fellow employees in an open team environment is
essential for success in this position.
- Possession of a valid California driver's license with a clear
driving record.
- Effective written and oral communication skills in English;
additional languages a plus.
- Advanced computer skills, including proficiency in Excel, MS
Word, Power Point, and Windows Office.
- Willingness to adhere to uniform or appropriate attire
requirements.PHYSICAL REQUIREMENTS:
- Excellent mobility, including extensive walking, standing,
twisting, stooping, and reaching.
- The ability to work in various weather conditions.
- The ability to climb ladders, enter crawl spaces, and safely
negotiate pitched roofs.
- The ability to work in an environment that may contain
particles of dirt, pollen, dust, and chemicals.
- The ability to lift to approximately 50 pounds.
